Day Pitney Miami Land Use Partner Steven Wernick was recently featured in Forbes discussing Florida’s escalating housing affordability crisis and the challenges of balancing rapid growth with the need for attainable housing. In the article, Wernick emphasized that the Live Local Act will only be as effective as local governments’ response, noting that many municipalities continue to rely on outdated zoning frameworks that fail to meet today’s housing needs.
“If we want to create real, lasting impact, we need to rethink how we use land, embracing mixed-use, higher-density development in areas that can support it and reducing minimum parking requirements that drive up costs. That requires not only updating local zoning codes but also shifting the mindset around what smart growth looks like in Florida’s urban and suburban communities,” he commented.
